Lets face it - The first thing customers and clients see when they arrive is the pavement! Scraped off parking lines, dull pavement, debris filled cracks, and potholes big enough to damage car tires are not only eye sores but could be a bad first impression of your brand! 

Here is a checklist of things that may help determine if your asphalt needs some TLC. 

1. Potholes and cracks 

Here is where you will save the most money if you address potholes and cracks early.  Neglected cracks allow water to get underneath and will destroy the foundation of the parking lot. This can lead to bigger issues including complete asphalt replacement!

2. Is your parking lot dirty?

Routinely blowing, sweeping, and cleaning oil spots is essential.  Debris and leaves that alter the flow of water to drains and basins will cause water to back up, sit in puddles and eventually erode asphalt.  Oil and gas spills will also cause asphalt to deteriorate prematurely.  This should be done often and is a low cost way to save you in the long run!

3. Is your pavement dull and gray? 

Maintaining asphalt by sealcoating will rejuvenate the tar that binds the asphalt together. Do you need sealcoating? Simply pour water on the surface and see if it beads up and rolls off.  If it does you are in good shape!  If not its time to apply sealcoat.  Every 2 years is a good schedule, doing it too often can actually cause the surface to start peeling. 

4. Line striping.

 Parking and directional line painting is one of the most important aspects of parking lot maintenance.  If your lines are faded it's necessary to give them a fresh paint job.  Even during the winter months when snow and salt are on your parking lot vibrantly painted lines will be visible for your customers to navigate easily and safely!
